Flat-to-flat leak specialists
Apex specialises in investigating flat-to-flat leaks within apartment blocks and high-rise properties. Water can travel through floors, service risers, wall cavities and structural openings before becoming visible, so the point of damage is not always the source. We assess the pattern across the affected apartments and follow the evidence to identify the most likely route and cause.
Our investigations can include bathrooms, kitchens, internal plumbing, waste and soil systems, communal services, balconies, roofs and rainwater drainage. We coordinate access between residents and property managers, use controlled opening-up where necessary and provide clear photographic findings and practical recommendations for repair, monitoring or further access.
Soil stack replacement specialists
Apex specialises in soil stack replacement within high-rise, multi-occupancy apartment blocks. We investigate leaking, damaged or poorly configured soil stack sections, identify the extent of the defect and plan replacement work around residents, access restrictions and the needs of the wider building.
Works can include replacing damaged sections, branches, pan connectors and associated joints, with access and reinstatement coordinated where opening-up is required. We work with property managers and site teams to plan isolations, protect occupied areas and carry out appropriate testing before the system is returned to service.

Roof drone surveys
Our lightweight drone can capture detailed images of roofs and high-level elevations where a ground inspection cannot provide a reliable view.
Practical and responsible
Surveys are subject to site conditions, weather, access, privacy and a safe, lawful flight plan. A drone survey provides a visual inspection; we will explain when closer access or testing is still required.
MEWP & cherry picker access
Apex is competent in the use of Mobile Elevating Work Platforms (MEWPs), including boom lifts, commonly known as cherry pickers. This gives us the ability to carry out close-range inspections and targeted access at height, including roofs, gutters, outlets, parapets, elevations, rainwater systems and difficult junctions.
MEWP access is planned around the building, ground conditions, machine reach, weather, exclusion zones and the protection of residents and the public. Where suitable, it can provide a practical alternative to scaffolding for investigation and selected works, allowing defects to be assessed directly and supported by clear photographic evidence.
Policies, procedures & site safety
Apex works to documented company policies and procedures covering health and safety, environmental responsibilities, risk assessment, lone working, working at height, ladder and harness use, data protection and equal opportunities. Before work begins, we consider the site, access arrangements, occupants, public areas and the controls appropriate to the proposed task.
We carry out proportionate site safety assessments and prepare task-appropriate risk assessments and method statements where required. Competence is maintained through continued training, practical experience and regular reviews of our working methods, helping us to deliver work that is properly planned, responsibly managed and suited to the building and scope.
